F.A.Q.

Frequently asked questions

Is a modular house suitable for living in the winter?

Yes, our modular homes are suitable for permanent living in the winter. They are manufactured according to the requirements of energy efficiency classes B, A, A+ or A++, therefore they are characterized by excellent thermal insulation, tightness and low heating costs. The high-quality insulation materials used and modern heating systems (e.g. air-water, underfloor heating or electric heating solutions) ensure comfort even in the coldest season.

Yes, we offer both options.
We have several standard modular home designs that can be customized to your needs, but we also design completely custom modular homes. You can change the layout, size, and design solutions.

The production time depends on the size and configuration of the project, on average, the production of a modular house takes 6–10 weeks..
Installation on the site takes just 1-2 days - the houses are delivered ready-made, so assembly is extremely quick and clean.

If a permanent residential modular home is planned, a building permit is usually required – just like any other residential building.
If it is a temporary or recreational building (e.g., a garden house or sauna), a permit is usually not required. Garden houses with an area of no more than 50 m2 and a height of no more than 5 m, in this case, a construction permit is not required. Each case is individual, the purposes of the plots vary, so each case should be checked individually.

Yes, each modular home can be individually customized to your taste and needs.

A quality-built modular house lasts for over 50 years.
Durability is ensured by solid structural solutions, modern materials and production quality control.

Yes.
Banks in Lithuania are increasingly financing the purchase or construction of modular homes, especially when the project meets the requirements for residential housing and is registered with the Center of Registers.

The main difference is the construction method.
Modular homes are manufactured in a closed factory, so the process is fast and precise, and the quality remains consistent. This ensures high precision, tightness and energy efficiency, which often surpasses the results of traditional construction methods.
Meanwhile, frame and brick houses are built directly on the site, so the process can take several months or even years. The quality of construction often depends on the weather, season, labor and the possibility of human error. In addition, such construction requires more supervision, planning and often incurs additional costs.

Another important difference is the term and price:

  • Modular homes are manufactured within 2-3 months and installed on the site within a few days.

Construction of on-site frame or brick houses takes much longer – 9–18 months.
A faster process means lower costs and less hassle for the buyer.

Yes. Modular homes are made of high-quality, airtight structures and we use mineral wool for insulation, and we also sheathe the modular home structure with Norwegian Hunton windproof acoustic panels from the outside, so the modular home has excellent wind and sound insulation. They effectively block both external and internal sounds, ensuring silence and comfort.

Modular house price depends on many factors - the area of the house, type of construction, level of finish, heating system, and selected equipment.

Modular house price by installation level:

  • Factory version ("box" with full exterior finish, windows and doors without interior finish and insulation) – from ~550 €/m²* + VAT.
  • Partially equipped residential modular house (full exterior finish, windows and doors, insulated, without interior finish and engineering networks)from ~ 650 €/m²* + VAT.
  • Fully equipped modular housefrom ~900€/m²*+ VAT.

*The price is indicated per building area of the modular house.

Yes, we also produce modular homes larger than 80 m².
Our technology allows us to connect multiple modules together, so we can create residential homes, whose area can reach 100–150 m² or more.

Large-area modular homes are designed to remain strong, airtight and meet A++ energy efficiency requirements. Each project can be individually tailored to your family's needs, the characteristics of the plot and the desired layout.

In short, modular homes have no limits on space. If you need more spacious housing or want to combine several modules into one modern complex, we can implement it from design to turnkey.
